Understanding the costs associated with owning a property at Opus complete later living community
Below are all the fees associated with living in an Opus retirement village. At Opus, our goal is to make your life as simple and stress-free as possible, both financially and in every other way. If you would like more detailed information on anything mentioned here, please do not hesitate to contact us. We will be completely transparent with you about our costs at all times so that you can make a decision that you are comfortable with.
Owners of Village Apartments and Village Suites pay a monthly service charge which ensures that all buildings, communal areas, gardens, and facilities are maintained to the highest standards. The service charge is applied on a per-property basis (not per-person) and is the same amount for each property.
Covered within the service charge:
The Opus Team – The onsite Opus village management and administration team
Events and Activities – Our events and activities team providing a varied programme of activities and events
Scheduled Transport Service – The Opus transport service provides regular scheduled trips to local shops and places of interest
24-hour onsite emergency response – Monitoring and response to the emergency call system to onsite team
The onsite Registered Domiciliary Care Team – Management and registration of the domiciliary care agency
No ground rent is payable
You are responsible for the ongoing costs of living in your apartment. Those living in a Village Apartment are responsible for paying their own Council Tax, home contents insurance, utility bills, water and sewage charges, telephone (calls within the Village are free via the InfoNet Tablet) and broadband costs. Owners of Village Suites are responsible for paying Council Tax and home insurance. Utility bills, water and sewage, telephone and broadband are included within the Village Suite package.
Village Suite Lifestyle Package
As well as the service charge, owners of a Village Suite also pay for a Village Suite Lifestyle Package. We feel this hotel-style package provides the ultimate in assisted living.
All food and beverage including available snacks, drinks and refreshments (including alcoholic drinks from The House Beverage List served with meals)
Housekeeping services – a daily clean of the kitchen & bathroom and emptying waste bins, and a weekly deep clean
Laundry services – twice-weekly laundry of personal clothing and weekly for bedding and towels with beds changed by housekeeping team
Birthday Private Dining Package – up to 10 guests can enjoy a two-course meal or full afternoon tea to celebrate a resident’s birthday each year (excluding alcohol)
All utility costs – gas, electric & water
TV Licence & SkyQ package
Full access to and use of all communal facilities
Full access to and use of all communal grounds & gardens
Telephone and Wi-Fi
Community Facilities Fee
Opus make a substantial investment in providing a luxury village environment with extensive and superior communal facilities for all residents to enjoy. We seek a return on this investment over the lifetime of the development through the Community Facilities Fee. Without this fee, Opus would not be able to provide such extensive facilities.
