What is an Opus later living community?
An Opus later living community is a beautiful, purpose-designed and built retirement village offering independent living in Village Apartments and assisted living in Village Suites along with a wealth of facilities and amenities. The majority of Opus developments also boast a care home meaning the community provides a full continuum of care. At the heart of the community is the Village Centre with facilities such as a restaurant, private dining, café-bar, activity studio and library. Most communities also boast a wellness Opus Spa including a swimming pool, studio and gym, hair and beauty salon and treatment rooms. The Village Suites are located within the Village Centre so are close to all the available facilities, whilst the Village Apartments are in the surrounding grounds. Where there is a care home, it is located in a self-contained area within the Village Centre.

What is an Integrated Retirement Community?
An Integrated Retirement Community offers older people the opportunity to continue to live independently within their own homes as well as the benefit of being part of a wider community. They are vibrant, social communities with the benefit of care and support if required as well as having connections with the surrounding area.
What is a Village Apartment?
Designed for an independent lifestyle, the one- and two-bedroom Village Apartments provide a spacious, all-on-one-level living. Part of the vibrant community and close to all the retirement village facilities, those living in the Village Apartments benefit from living life to the full with everything on hand when needed.
What is a Village Suite?
Providing the very best in assisted living, the Opus Village Suites are located within the Village Centre and are designed to help you retain your independence by providing support and assistance with everyday living. This means you live independently in your property but Opus provide a hospitality-style package which includes meals, housekeeping and laundry. Should you need it, our domiciliary care team can provide a range of bespoke care packages.
What age do you need to be to move to an Opus retirement village?
This can vary at each location depending on the planning permission granted but is typically over 60’s.
Do you provide guest accommodation for friends and family?
Yes, we have a Village Suite which is available to book. There is a small charge to cover the costs of providing this facility.
Can friends and family use the facilities within the retirement village?
Yes, friends and family are welcome to use the facilities when visiting you. Villages with a swimming pool hold regular ‘Grandchildren’s Swimming’ sessions; please speak to the Opus Spa Team for more information.
Typical Questions About an Opus Property
Who manages the services at an Opus later living community?
Each Opus community has its own team led by the Village Managing Director who oversees the day-to-day running of operations and maintenance. This includes the catering and hospitality; all care provision; maintenance, security and transport plus wellness spa provision. The highly experienced central Opus team provides support to the local teams to maintain the high Opus standards.
What household bills will I be responsible for?
Those living in the Village Apartments are responsible for their own utility bills, council tax, TV licence (and digital TV packages) and contents insurance. Those within Village Suites are only responsible for paying for council tax, TV licence and contents insurance as all utility bills are included within your package. All properties come complete with superfast fibre broadband and telephone already installed by LinkIp. We have agreed competitive rates with LinkIp which our Village Advisers can discuss with you.
Is the retirement property freehold or leasehold?
All properties are sold on a 999-year lease. This allows Opus to maintain all buildings, communal grounds and facilities to an excellent standard while providing first-class services.
Is there a Ground Rent charged?
No ground rent is payable.
Is contents insurance included within the service charge?
No, you need to arrange your own contents insurance. The service charge only covers the building insurance.
Do you allow pets?
Yes. Well-behaved pets are welcome as long as they do not cause a nuisance to other residents.
Can I redecorate and make changes to my retirement apartment?
Yes, it is your property so you are responsible for the ongoing decoration and maintenance of your apartment. Any internal structural changes will need to be approved by Opus, the freeholder. All external maintenance e.g. windows, doors etc. is covered by the service charge.
Can Opus provide a housekeeping service to my Village Apartment?
Yes, should you require a housekeeping service, then please speak to a member of the team and we can let you know the costs.
If I go away, will you look after my apartment?
Should you wish, we can look after your property when you are away e.g. checking posts, watering plants, cleaning etc. We can also stock your kitchen with essentials such as milk, bread, cereals, fruit juice etc. ready for when you return. Charges will apply for this service.
Is there a charge to use the Opus Spa?
As a resident, you automatically become a member of the Opus Spa. You are free to use the spa facilities such as the swimming pool, salt room, gym etc. whenever the Spa is open. There may be charges for some of the fitness classes if special requests are made. Charges will be made for hair and beauty treatments as well as for any other treatments such as physiotherapy, chiropody etc.
When it comes to selling my Opus property, are you able to assist?
When it comes to selling your Opus property, our Village Advisers will advise on what to market the apartment at. They hold a database of interested enquiries to who they will market details of the property, as well as promoting it on the Opus website. We advertise, both online and offline, as well as ensuring there are regular marketing events such as open days to ensure a strong local presence. Opus makes no charge for selling your property.
Is the domiciliary care agency provided by an external agency?
No. The domiciliary care agency and the care home are operated by Opus. This is the case for all services provided within the community.
Are there care staff on duty throughout the night?
Yes. We have a member of the care team who is on duty throughout the night to monitor and respond to the emergency call system.
Do you provide care to the wider community near your retirement villages?
No, the domiciliary care team only provide a service to those living within the Opus Village community, not the wider community.
Is the Care Home within the Village Centre?
The Care Home is completely self-contained within part of the Village Centre and provides nursing, residential and dementia care (may vary depending on location). The care home offers permanent and short breaks within spacious, fully en-suite bedrooms. Being self-contained, the care home boasts its own lounges and restaurants for care home residents to use.
